A site that had two existing dwellings (3 unit and 1 unit rentals), and a 3 foot caliper sugar maple in the middle of a watershed region, made septic extraordinarily difficult. Throughout a 5-year approval process preceded by 2 years of renovating the rental properties, and followed by 2 years constructing the new units, this site was transformed into 7 units of cluster housing for low-income families – and the tree was saved. Cost in 2004 - $127/ sq. ft.
